Wallis Ranch, Dublin: Neighborhood Guide

East Dublin's compact, newer-construction community, built in eight neighborhoods around a central amenity center.

Wallis Ranch is a newer master-planned community in East Dublin, built on roughly 184 acres. Trumark Communities and its partners acquired the site in 2014, and the first homes opened in 2016. Trumark divided the land into eight neighborhoods and sold most of them to other builders, including Warmington Residential, PulteGroup, Taylor Morrison, KB Home and D.R. Horton.

At build-out the community includes about 800 single-family homes and townhomes in a range of sizes. For buyers, that means 2010s-era construction, modern floor plans and a central clubhouse, in a smaller footprint than Dublin's larger master-planned areas. The trade-off is that costs vary by neighborhood and builder, so each home needs its own cost check.

Eight neighborhoods, several builders

Because Trumark sold most of the eight neighborhoods to different builders, Wallis Ranch is not one uniform product. Home size, architecture, lot layout and finish level differ from neighborhood to neighborhood, and published descriptions of the community cite homes ranging from about 1,700 to about 4,100 square feet.

Single-family homes and townhomes are both part of the plan. When I compare two Wallis Ranch homes, I look at the builder, the neighborhood within the community and the specific floor plan, since those drive the differences more than the community name does.

Kindred House and daily life

The community's centerpiece is Kindred House, an amenity center of more than 17,000 square feet with indoor and outdoor space for fitness, meetings, dining and relaxation, centrally located to all eight neighborhoods.

What to verify on the cost side

Many newer East Dublin parcels carry special taxes, from City community facilities districts, school facilities districts or both. Whether a particular Wallis Ranch home carries one, and how much, depends on the parcel, so the Alameda County tax bill and the seller's special tax disclosure are the documents to read.

Listing sites often show nearby schools that are not the assigned ones, and DUSD has opened new schools and adjusted boundaries as East Dublin has grown. Confirm the elementary, middle and high school assignment for any specific address with Dublin Unified before you rely on it. District website.
