Vintage Hills, Pleasanton: Neighborhood Guide

An established Pleasanton neighborhood east of downtown, with its own elementary school and park.

By Manish Anand, REALTOR® (CA DRE #02247006) · Updated

Vintage Hills is an established residential neighborhood in east Pleasanton, close to downtown. The subdivision, Tract 2802, went through City rezoning in 1965, and the neighborhood's park and elementary school followed in the late 1970s and 1980. Listing records show many homes dating to the 1970s.

The name nods to the area's grape-growing past: a Pleasanton Weekly entry on the school's name notes the school overlooks land planted in vineyards in the late 1800s. Today it is a neighborhood of mature streets and established homes, which is a different proposition from the newer master-planned areas elsewhere in the Tri-Valley.

An established neighborhood

Vintage Hills was planned as a conventional subdivision, so expect individual lots and a mix of original and updated homes rather than a master-planned community with a single builder. Because most homes are several decades old, condition and remodel level vary widely, and an inspection and permit history matter more here than in newer areas.

Listings sometimes use labels such as Vintage Heights or Vintage Hills II for parts of the area, so the name on a listing is not always a reliable boundary. I confirm the exact location of a home against the neighborhood and its school boundaries rather than relying on the label.

Location and daily life

The neighborhood sits east of downtown Pleasanton, and listings frequently mention nearby parks, shopping and a short trip to downtown. Vintage Hills Elementary, at 1125 Concord Street, anchors the neighborhood.

As with any neighborhood around an elementary school, visit at drop-off and commute times before you decide.
